Right now, first-time homebuyers can get up to a $8,000 tax credit when they close on their home before December 1. When they fill out their tax return for 2009, they will get the money in their tax refund check.
It is possible however to get the money now. We had a first time home buyer close on their new home back in June and then file an amended 2008 tax return. They received their check less than a month later.

Ok, Ok…I know this month’s Dothan home sales report is a week or so late. I have been busy doing other things for the last month or so. That is certainly no excuse, but here are the belated numbers for June.
June was a good month. In fact, we had more homes sold in June than any month so far this year. The numbers are still down significantly from last year, comparing month-to-month sales. Year-to-date, home sales in the Dothan real estate market are lagging over 26% behind 2008 numbers.
Pending sales numbers have remained steady over the past several weeks. There are currently 182 homes marked as pending in the Dothan MLS, the most at any one time since last summer. The number of homes listed in pending status is a good indication of sales activity in the next 30–60 days.
The truth is that for any meaningful change in the state of the Dothan real estate market to take place, we are going to have to lose some inventory. There are just too many houses on the market right now.
Median price so far in 2009 has been just under $130,000, which is down three to four percent from the final 2008 number. Hopefully, we won’t need to see any further erosion of prices before an upswing begins. Time will tell. One thing is for sure, we won’t know until several months after it has already happened that the bottom has been reached.
The number of homes for sale in and around Dothan moved right back up over 1100 this week after falling for four weeks in a row. Median list price and average price per square foot were down.
Are we finally seeing a move to clear some of the glut of homes on the market here in the Dothan area? Maybe so. The number of houses listed in the Dothan MLS for sale is down almost 5% from the all-time high last month. Hopefully, this trend will continue and we will get back to a more neutral market.
Absorption rate
The decrease in homes on market has helped the absorption rate remain steady this month. The current rate is 14.22 months, which means if no more homes came on the market, it would take over a year and two months to sell everything that is currently listed, based on the current rate of homes sold. A neutral market would have an absorption rate in the 5–7 month range.
