Are we finally seeing a move to clear some of the glut of homes on the market here in the Dothan area? Maybe so. The number of houses listed in the Dothan MLS for sale is down almost 5% from the all-time high last month. Hopefully, this trend will continue and we will get back to a more neutral market.

Absorption rate
The decrease in homes on market has helped the absorption rate remain steady this month. The current rate is 14.22 months, which means if no more homes came on the market, it would take over a year and two months to sell everything that is currently listed, based on the current rate of homes sold. A neutral market would have an absorption rate in the 5–7 month range.
