      Dothan real estate market – September 2009 Sales report

      New month, same story for the Dothan area real estate market. August saw 85 homes sold, according to data from the Dothan MLS, which is down almost 20% from July and 20% from August, 2008.

      The number of pending sales has held steady around the 180 mark for the last few weeks. This is good news, because it is up almost 30% from this time last year. The number of homes listed in pending status is a good indication of sales activity in the next 30–60 days.

      It will be interesting to see how the next few months play out. November, December, and January are typically the slowest months of the year. With pending sales remaining at a high level, this winter might be a little above average for Dothan home sales.

              Dothan Real Estate Market Report – September 2009 New Construction

              New home sales around Dothan were down significantly in August, compared to both the previous month and August of 2008. In fact, the 10 new construction homes sold last month ties for the lowest monthly total this year.  On a brighter note, the number of new homes on the market has dropped considerably, down about 16% from last month. One might draw the conclusion that there are some homes that sold that aren’t listed in the Dothan MLS, so sales could be a little better than reported above.

              As mentioned above, the number of new construction homes for sale around Dothan dropped last month to 180 homes, which is the lowest level since the market peak in 2006. There were only 10 new construction homes sold in August, according to the Dothan MLS, with an average price per square foot of $101.47, and average days on the market of 223 days.
