Dothan real estate market – November 2009 Sales report

October homes sales here in the Dothan area were very strong. In fact, this past month was the first time in 12 months we have seen a year over year increase in monthly home sales. According to data from the Dothan MLS, there were 99 homes sold in October, up from 89 last October, and 84 in September.
This uptick in homes sales doesn’t have much effect on the year-to-date numbers however. The overall market is down 19.4% when compared to the same time frame in 2008.

Another bright spot is the number of pending sales, which are running a good 30% above the numbers from this time in 2008. Pending sales right now have just fallen below 150, which is well above the 114 from this same week last year.

It will be interesting to see how the next few months play out. November, December, and January are typically the slowest months of the year. With pending sales remaining at a high level, this winter might be a little above average.
