The number of homes for sale in and around Dothan has dropped back a bit in the last few weeks. The average dollars per square foot of homes listed as active on the market is at its lowest level since we started tracking that statistic on a weekly basis last July.

Pending sales are up again this week, rising to 181 homes. 30-day home sales are also up to their high level since late April. Looking at pricing parameters, both median list price and average dollars per square foot continue to fall.

Dothan Real Estate Market Report - June 2009 New Construction

After a sharp increase in home starts in April, the number of permits issued for new construction homes was down to just 17 in May. That number is also down from the 23 issued in May of last year. Year-to-date, new home permits issued are down nearly 27% from the same time period in 2008.

The number of new construction homes for sale around Dothan has dropped to 236 as of this morning, down from 257 houses listed last month. However, there were only 10 sales of new construction homes in May, with an average price per square foot of $101.33, and average days on the market of 160 days. That is another drop in price, and a slightly lower number of days on market.

While the number of homes for sale in and around Dothan was up slightly again this week, the number of pending sales skyrocketed to a 12-month high. In fact, pending sales are up 34% since mid April.

Dothan Real Estate Market - June 2009 Inventory Report

Nothing much changing when it comes to the number of homes on the market in and around Dothan. This week, there still over 1,100 houses listed in the Dothan MLS for sale, up slightly from last month. As you can see from the graph, the number has done nothing but climb since the first of the year.

Absorption rate

Home sales for the Dothan real estate market continue to be slow, and that is causing the months of inventory to now rise, back up to nearly 15 months of houses on the market. If no more homes came on the market, it would take over a year and three months to sell everything that is currently listed, based on the current rate of homes sold. This figure represents a market that is firmly in the corner of the buyer.

Dothan Real Estate Market - May 2009 Inventory Report

As of yesterday, there are now over 1,100 houses listed for sale in and around Dothan. I remember back in 2000 and 2001 when that number reached 850, and we thought this market couldn’t possibly stand more than that. I guess I was wrong. As you can see on the graph, the number of homes for sale in Dothan has shot up over 15% in the last 12 months.

Absorption rate

Sales continue to be down from last year’s figures, but the absorption rate, a fancy term for the number of months of inventory on the market, continues to trend downward. There is currently just under 14 months of inventory on the market here in Dothan. In a healthy, balanced market, the number would be about half of that.
